NEW PROPOSED DEVELOPMENTS IN WNC AREA
 

1. 2220 FoxHills Drive

Proposed six-story 40 Multi Residential Rental Units with 2 levels subterranean parking.

 

2. 2455 Overland Avenue View Rendering
Proposed six-story complex featuring 201 residential units.  Eight of the units will be two-story townhomes fronting Ayres Avenue along the southern property
line. Roughly 6,200 square feet of commercial space will activate the street front along Overland

Avenue to the east.

HATCH spaces and NexCore Proposed five-story, 100,000 square feet office space including wet lab facilities.

 

5. 10942 West Pico

CONSTRUCTION OF A 5-STORY, 65 FT. HIGH, AND APPROXIMATE 22,375 SF. APARTMENT BUILDING CONSISTING OF 30 UNITS WITH 4 VLI UNITS AND 2,445 SF. OPEN SPACE.

6.  1854 Pandora   

Density Bonus project that will replace the existing units (a duplex and a triplex) with 24

new apartments, 6 of them reserved for Very Low-Income households, in a four-story building. The
project contains subterranean parking for 23 automobiles and spaces for 48 bicycles.

A new building, a new retail store, a major construction proposal, all issues that concern stakeholders are the purview of the Land Use Committee. Proposals for changes in our community are brought by their proponents to the Committee meetings prior to development. All issues concerning the quality of life and development within the borders of the WNC are our concern. Stakeholders are welcome to offer input.

​

Mobility issues affecting the daily lives of stakeholders within the boundaries of the WNC are at the center of the work of this committee. Sub-Committees are created, as needed, to address specific mobility issues.  The Sub-Committees work with other community groups and City and County agencies – Police, Fire, Dept. of Transportation, Bureau of Street Maintenance and the MTA – to address mobility issues. The Committee welcomes input form all stakeholders on issues of interest relating to mobility.

Statement of Purpose and Scope–

​

The purpose of the Westside Neighborhood Council (WNC) Land Use Committee (LUC) is to provide an educational resource to the WNC and the community, and to facilitate the exchange of information between the WNC, the community, city departments, and developers of proposed new projects.

​

The LUC will review land use proposals with developers and other interested parties to identify potential community impacts and/or benefits, and will submit a summary of its findings to the WNC.  This summary may include project scope, status, and timeline, as well as issues and concerns raised by the community, and any other information the LUC deems relevant.

​

The LUC’s scope will include commercial and multi-family residential projects and all proposals for zoning changes, but individual single-family dwelling issues that do not involve a zoning change will not be considered without a compelling demonstration of community-wide impact.   At its discretion, the WNC may refer broader land use issues of potential interest to the community to the LUC for review.  These issues may not result from any one specific development, but may pertain to trends, changes in neighborhood character, or actions proposed by local government.  In collaboration with the Public Safety/Traffic Committee, the LUC will consider the traffic and mobility impacts of proposed projects, and any proposals by local government to alter or improve traffic conditions generally.

The LUC will not make recommendations to support or oppose specific projects, but will provide information to the WNC to facilitate a fair and informed consideration of both specific and general land use issues.

Proposed Development Projects-

​

The Westside Neighborhood Council (WNC) has given the Land Use Committee (LUC) the authority to review proposed development projects that would expand, increase, develop or redevelop or change the use of properties in the WNC district, and bring issues of concern or interest to the attention of the WNC Board prior to its consideration of the proposal.

​

The LUC suggests that developers use the following guidelines to facilitate review of their projects by both the Committee and the Board:

​

  1. provide descriptive materials or documents to the LUC prior to the scheduled presentation

  2. prepare no more than a 30min presentation with time for Q & A*

  3. provide additional documentation as requested
     

* presentation to LUC may be longer if scheduled in advance

​

In order for the LUC to be adequately prepared to review and understand the proposed project,
the following should be provided to the LUC at least (72) hours prior to the presentation:

 

  1. Group or persons proposing project

  2. Location of project and current use of property

  3. Scope of project

  4. Entitlement process and current status of project, (i.e., what approvals are needed, what approvals do you have).

  5. Outreach efforts to date, (i.e., contacts with City Council offices or homeowners associations and others affected by the project).
